Local experience, supported by technology.

One operating story.
Distinct responsibilities.
01 / OUR APPROACH
We connect private capital with hands-on residential real estate operations.
Our approach is to source opportunities, improve properties through purposeful renovation, and pursue a sale or rental hold based on each property’s economics. The operating team brings experience across acquisition, construction, and rental management.
Kansas City and Lake of the Ozarks are our core markets. Local experience guides decisions; technology supports sourcing, coordination, and oversight. The team remains accountable for underwriting and execution.

From sourcing to management,
each business has a defined responsibility.
Builds investor relationships and raises capital to support the real estate operating businesses.
THE CASH BUYER ARM
The cash buyer side of the business, connecting with property sellers and sourcing acquisition opportunities.
PROPERTY OWNERSHIP
Takes title to the properties and carries the ownership side of the real estate story, including acquisition and renovation projects.
THE MANAGEMENT ARM
Manages rental properties, connecting property ownership with the ongoing work of operating rentals and serving guests.
These are distinct business roles, not a representation that every property follows the same path. A brand relationship does not establish ownership of, or collateral rights in, a particular property.

Our planned fundraise follows Rule 506(c) of Regulation D and is intended for accredited investors.
Start by understanding the strategy, the businesses, and the risks. Any investment will be governed by the definitive offering documents, and accredited-investor status must be verified before a subscription is accepted.
See the fund highlightsDiscuss how Wavemont supports the operating businesses and where your questions fit.
Review current offering materials when available, including terms, use of proceeds, affiliated-party conflicts, and risks.
Before investing, complete the required accredited-investor verification and subscription process. An inquiry is not verification or a commitment.
THE QUESTIONS THAT MATTER
The planned Rule 506(c) offering is for accredited investors only. Wavemont must take reasonable steps to verify each purchaser’s accredited-investor status. Contacting us, checking a box, or describing yourself as accredited does not by itself complete that process.
Wavemont is the capital arm. Blue Book Home Offer is the cash buyer arm. Sun Haven takes title to properties. Timber Valley Rentals manages rental properties. These roles connect the operating story, while legal rights and obligations depend on the relevant entity and transaction documents.
Private investments can be illiquid and can result in a loss of some or all of your capital. Real estate carries market, construction, operating, and borrower risks. Lending to affiliated businesses creates conflicts of interest. Any security interest, lien priority, or repayment rights must be established in the definitive documents; they are not guarantees of repayment.
The fund highlights are a $50,000 minimum investment, an 11% annual return, and a 12-month term. Returns and repayment are not guaranteed. Payment timing, fees, redemption rights, and all other terms are governed by the definitive offering documents. Explore the fund.
